Currently, the Sacramento real estate market is a good value for investing in income producing properties.   2010 is the year to set your base and start acquiring properties.       In this market if you follow certain basic conservative real estate investing principals which people forgot about in the last real estate boom such as:

1.               20-25 % down on a low risk tolerance loan product.
2.               Target the best income producing areas.
3.               Target the best income producing properties.
4.               Research and understand all your anticipated expense ahead of time.|
5.               Estimate carefully your vacancy rate.
6.               Remodel/repair property prior to renting and from estimate plan a monthly cost going forward.
7.               Price point your exact rental income so it rents fast.
8.               Keep up with market rates and the competition
9.               Most importantly, understand the worse case scenario and plan an exit strategy.

What you have to ask yourself is this?   If I invest now and at the end of the day, I know my income and expenses and its cash flow positive and makes sense, will I be comfortable each month and for the next 5 years with this investment?     As an investor we can never time the market perfectly to get in at the low end, unless u have a magic ball like or believe in what all the real estate gurus predict.     But one thin you can do is decide when it™s comfortable enough for yourself to invest.       If the numbers make sense, then tune out the negative media noise and invest.     Fear is what drives the market but if you crunch the numbers and your positive, cash flow and it makes sense than what are you waiting for, start acquiring.     As long as you follow the proper investing fundamentals above and position yourself with the right real estate and property management company you will be well taken care of. Why Buy In Sacramento?

Now is a great time to buy in Sacramento, these prices are an investors bargain shopping real estate mall.     I have one rule that has helped me decide if an investment is really and investment over the years.     While there are may formulas to decide whether to buy or not, I wlays use the 1% rule to help me decide quickly if a property is worth spening time researching more in detail.     This means for every $100,000.00 you spend to buy a property, you need to receive at last 1% in rents to break even or have positve cash flow.
If you do the math and add up all the mothly expenses and compare that to the rent, you will quickly see how this works. For instance, if you buy a $100,000.00 house or duplex, you need to receive at least $1000.00 a month in rents to make profit of break even.  If you buy a $300,000.00 house or duplex, you need to receive $300,000.00 in rents.  As you can see, the second scenario is really not going to happen. Tell me where in Sacramento is someone paying 3k for rent, even if it was a duplex, where in Sacramento is someone paying $1,500.00 in rent per unit?

This is how in 2005 people got in trouble, they just bought anything and the rents could not pay off the mothly expense.     These are the simple things we make you think of when you are looking for an investment property.     Prices in Sacramento are allowing us to achieve this 1% Rule again.     This is why its the time to buy in Sacramento!
